Landlord-tenant laws in West Virginia are found in Chapter 37, Article 37-6 of the West Virginia Code. They are pretty straightforward but it important to be familiar with them. It is important to know that, in West Virginia, there are situations where a landlord can begin eviction proceedings in court without giving prior notice. Also, oral lease agreements must be in writing within 30 days to be enforceable, while many other states give up to a year for this.
